Demilec Attic Insulation: The Ventura Owner’s Guide
If you have a Demilec attic insulation product that’s failed or is underperforming, we stock Demilec-compatible materials on our trucks and can typically quote and install the same week. Installed pricing for Demilec attic insulation in Ventura runs $2.50 to $4.75 per square foot depending on depth, access, and whether we’re removing old material first. Most Ventura homeowners discover the problem the same way: an upstairs bedroom that won’t hold temperature, a spike in the electric bill they can’t explain, or the smell of damp insulation after the first winter rain.

We’re an independent Ventura insulation company, not a Demilec affiliate. That means we carry and install Demilec product lines because we’ve seen how they perform in coastal attics, not because a corporate program tells us to. Neil Barron, our owner, has been working with Demilec spray foam and batt products long enough to know which Demilec series belongs in a 1950s bungalow near the Ventura Pier versus a stucco tract home in east Ventura. The short version: if your attic insulation is thicker than six inches in some places, bald in others, or compacted to the density of a yoga mat, you’re losing conditioned air all day long, and it’s fixable.
Which Demilec Models This Applies To
Demilec’s attic products split into two families, and they fail differently. Heatlok HFO and Heatlok Soya are closed-cell spray foam formulas, typically 2 to 3 inches applied directly to the roofline. Sealection 500 and Agribalance are open-cell formulas, softer and more vapor-permeable, usually installed in vented attics at 5 to 10 inches on the attic floor. You can identify what you have by color: closed-cell Heatlok cures to a pale yellow or cream with a firm shell, while open-cell Sealection cures white and feels like a stiff sponge.
The compatibility gotcha most Ventura homeowners don’t expect is this: you can’t simply top off an old closed-cell foam job with open-cell, or vice versa. Mismatched foam types trap moisture between the layers, and in Ventura’s marine layer climate, that trapped moisture becomes mold inside a single season. We carry both Demilec families plus quality aftermarket equivalents so we can match what’s already up there without forcing a tear-out. If the original job was Demilec, we prefer to stay in the same family for chemical compatibility.
Signs Your Demilec Attic Insulation Is Failing
- Uneven upstairs temperatures. Rooms over the garage or west-facing bedrooms run 5 to 8 degrees warmer than the rest of the house even with the AC on. The cause is usually sections of foam that pulled away from the roof deck or batt insulation that’s been walked on and compressed.
- Damp or musty odor from the attic hatch. In Ventura’s June Gloom and winter rain months, open-cell foam that got wet from a roof leak holds that moisture for weeks. Closed-cell Demilec handles water better, but if the roof deck above it is leaking, even closed-cell will eventually fail at the seam.
- Dust or fiberglass particles around the hatch seal. This usually means the original insulation was disturbed, often by rodents or by a previous contractor running cable. Whatever the cause, compromised material means compromised R-value.
- Energy bill climbs without a change in usage. Southern California Edison rates shift, but if your per-kilowatt-hour cost holds steady and the bill still rises, your attic is leaking conditioned air at a higher rate than it did a year ago.
- Foam that’s visibly shrunken or cracked. Spray foam should be tight against the framing. If you can slide a butter knife between the foam and a rafter, the air seal is gone. We see this most often in west Ventura attics that face full afternoon sun.
Replacement Cost & What’s Included
For a typical 1,200-square-foot attic in Ventura, expect to pay $3,000 to $5,700 for a full Demilec-compatible replacement including removal of failed material, air sealing, and new insulation installed to current California Title 24 depth. Spot repairs for smaller failures, like a 200-square-foot section where foam released from the deck, run $600 to $1,200 including prep and cleanup.
Every Thistledown job comes with a written price before we touch a rafter, so that range becomes an exact number once we measure. The price includes shoe covers and drop cloths through your hallway, a photo of the clean-up before we leave, and our 365-Day Done Right Promise: if something’s wrong, we fix it, no debate, no fine print. We don’t charge extra to haul away old material, and we don’t surprise you with a disposal fee on the invoice. Call (341) 217-4867 for a free attic assessment and written quote.
DIY or Call Us?
You can safely check three things yourself. First, stand at the attic hatch with a flashlight and look for visible gaps between the insulation and framing. Second, feel for dampness along the north slope, where Ventura’s prevailing wind drives rain. Third, check whether insulation has been walked on, usually along the center path where cable installers worked. Those observations help us quote accurately over the phone.

What we don’t recommend is cutting into spray foam to inspect what’s underneath. Demilec closed-cell foam bonds tightly to the roof deck, and cutting it loose with a saw or scraper damages the roof sheathing underneath. Open-cell foam tears easily, and pulling it out by hand leaves residue that prevents new foam from adhering properly. If you’ve got a failed section, the safest move is to have us evaluate it. We’ll tell you exactly what’s there, what’s failed, and what it costs to fix before anything gets scheduled. One call to (341) 217-4867 gets a live person, any hour.
FAQs
Closed-cell Heatlok installed correctly on the roofline should perform for 25 to 30 years in Ventura’s climate. Open-cell Sealection on an attic floor typically lasts 20 to 25 years before compression and moisture exposure begin trimming its R-value. The catch is that “installed correctly” matters more than the product’s lab rating; we’ve pulled out 8-year-old Demilec foam that failed because the original crew applied it too thin or against a dirty deck. Call us for an honest look at what you’ve got.
Yes, if the failure is localized. We repair sections as small as 50 square feet when the surrounding foam is still bonded and dry. The repair cost stays low because we don’t have to tear out healthy material. We’ll give you a written price for the repair scope before we start, and if we find more damage once we’re in the attic, we stop and call before doing anything beyond the agreed work.
Most single-story homes in Ventura are done in one day, including removal, air sealing, and new insulation. Two-story homes with the attic over the second floor usually run a day and a half because of staging. We work around your schedule, and if a child is napping, we adjust tool use or run quieter equipment on that side of the house.
Our Ventura crews carry Demilec Heatlok and Sealection products plus matching aftermarket equivalents on most trucks, so a diagnosis and repair usually happen on the same visit. We also stock Reflectix radiant barrier for attics where a foil layer makes more sense than additional foam. If your specific product isn’t on the truck, we’ll have it within two business days and schedule around that.
Tell me what’s in the room next door and I’ll tell you exactly what we’re putting in this wall. That’s how Neil approaches every Ventura attic, Demilec or otherwise, and it’s why our quotes are written down instead of spoken.
If your Demilec insulation isn’t doing its job, call (341) 217-4867 and we’ll walk you through what to check before we ever send a crew. You’ll talk to a live person, get honest guidance, and if we both agree it’s worth a look, we’ll schedule at a time that fits your household. Estimates are free, the price goes in writing, and the floors stay clean.
